Detailed Technical Drawings

We produce comprehensive construction drawing packages that support every stage of the build process. These include detailed plans for substructure works such as foundations, basement construction, drainage, and groundworks, as well as superstructure elements like walls, roofs, insulation, and glazing systems.

 

Our packages also encompass fully developed landscaping plans, covering hard and soft finishes, paving layouts, planting schemes, boundary treatments, and site levels. Every drawing is meticulously coordinated with structural input, building regulations, and specialist consultant information to ensure seamless integration and immediate readiness for site implementation. This level of detail and coordination helps to minimise construction risk, avoid on-site delays, and support accurate contractor pricing and execution

Structural Coordination

We place a strong emphasis on close, continuous collaboration with the appointed structural engineer from the earliest stages of design through to project delivery. Recognizing the structural engineer's pivotal role in ensuring safety, stability, and build-ability, we actively engage them in all key decision-making processes. This integrated approach allows us to develop structurally sound and materially efficient solutions that not only meet regulatory requirements but also enhance and support the architectural vision. By working intensely with the structural engineer, we ensure that structure and design evolve hand-in-hand—minimizing costly redesigns, streamlining construction methodologies, and unlocking innovative opportunities that balance form, function, and economy.

Party Wall & Legal

We engage experienced Party Wall Surveyors and work intensely with them to manage the requirements of the Party Wall etc. Act 1996. Our role includes providing accurate technical information, coordinating condition surveys, and supporting the timely service of notices and agreements to prevent neighbour disputes or project delays.

Where required, we can also facilitate the installation of movement monitoring systems, sound and dust mitigation measures, and other protective strategies to address site-specific concerns. By maintaining close communication between all appointed surveyors, we help ensure compliance, protect neighborly relations, and keep project timelines on track.

Soil, Ground & Site Investigations

We commission and review geotechnical surveys, including trial pits and borehole reports, to gain insight into ground conditions. This helps determine appropriate and safe foundation solutions, reduces structural risk, and can identify potential cost savings early in the design process.

Energy & Sustainability Assessments

We oversee the preparation of SAP assessments, U-value calculations TM59 Assessments, and EPC certifications to demonstrate compliance with Building Regulation Part L. Where required, we advise on low-carbon technologies such as air source heat pumps or solar panels to meet energy performance targets or sustainability goals set by planning authorities. Each project will have its own personal / required targets.

As built testing & Certification

We coordinate essential post-construction testing and certification to ensure the completed building meets regulatory performance standards. This includes:

  • Air leakage Testing to verify compliance with Part L air-tightness targets.

  • Ventilation Testing to confirm system flow rates meet Part F requirements.

  • Sound Testing (for party walls/floors) to demonstrate compliance with Part E acoustic separation standards.

  • Heat Recovery Testing (HRT) for MVHR systems to ensure performance and efficiency are as designed.

  • We liaise with accredited testing bodies, manage bookings, and help address any remedial actions required to secure final Building Control sign-off and EPC issuance.

Fire Safety & Risk Assessments

We engage qualified fire safety professionals to develop comprehensive residential fire strategies, ensuring early-stage compliance with Building Regulations Part B. We manage the discharge of planning conditions, preparation of building notices, and all associated technical submissions to ensure a smooth and timely compliance process. Our services also cover coordination with local authorities on Community Infrastructure Levy (CIL) matters—including advising on exemptions, submitting necessary forms, and ensuring deadlines are met to avoid unexpected charges. Additionally, we handle demolition notices and related notifications to support clearances and preparatory works. By managing these critical technical and regulatory tasks efficiently, we help streamline project timelines, reduce administrative burden, and mitigate the risk of delays or penalties.

We manage all submissions to local authorities or approved inspectors, coordinating the necessary documentation and drawings to secure timely Building Control approvals.
